I’ve been showing Acqualina listings over this week for some out state prospects, and they really got impressed with the Acqualina condo hotel units. They are managed by the well know Luxurious hotel Rosewood.
The units comes 100% furnished and finished by Rosewood and they put out the best 5 Stars features.
When you own these units you can use 16 weeks out of the year and keep in the hotel program.
8 weeks in the season and 8 weeks off season ( 112 days ) 3 ½ months.
The units are really making money, in the first quarter of 2007 ( Jan, Feb & March ) some of the units made to owners $ 45,000, that’s average of 15,000 per month.
The 2nd quarter (April, May & June) which are the slower months the units made around $ 20,000 to 25,000 a average of $ 8,000 per month.
We are waiting for the numbers of the 3rd quarter (July,August & September) and remember that July and August are our mini-season with lots of foreign nationals from Europe & South America.
I believe that in 2007 the units will produce about $ 100,000 to $ 120,000 income for the owners
This is the 1st year that Acqualina is fully operational ( The Spa and all restaurants are open ) I truly believe that within another year or so the units will make even more $$$ for the Owners.
This is a condo hotel that actually pays for itself. The average price for these units are around $ 1,300,000 and they have 2040 square feet under A/C and 2 terraces with direct Ocean and Intracoastal views.
The maintenance for these units are $ 28,488 per year which includes everything and taxes will be around $ 21,000 per year which in total equals to $ 49,288 in expenses per year.
